Buff-and-recoat lightly abrades your existing finish and applies fresh finish on top. Full refinishing sands the floor down to bare wood — necessary for deep scratches, staining, or color changes. Most floors need a recoat, not a full sand. We'll tell you which one yours actually needs when we come out.

If your floors look dull, have light surface scratches, or have lost their sheen over time, they're likely a good candidate. If scratches have cut through to bare wood, or if there's pet staining or water damage in the wood itself, you may need more. We offer a free in-home or over the phone assessment — we'll walk the floor with you and give you a straight answer.

Most buff and recoat jobs are completed in a single day. We buff the floor, clean it thoroughly, and apply two coats of finish. You can walk on it lightly within a few hours of the final coat and furniture can go back after 24 hours of drying.
Full refinishing jobs usually take 3-5 days depending on the floors.

Not for a buff and recoat. You'll want to stay off the floors while we work and while the finish dries, but you can be home.
for a full refinish, sanding and the first coat of finish produce dust and potentially fumes that make the home uncomfortable to be in during that part of the process. Most families plan to be out for the first day or two, then return with the windows open to let things air out. We give you a clear timeline specific to your project before we start so you can plan accordingly.

With normal residential traffic, a Buff-and-Recoat holds up 3–5 years. High-traffic areas, pets, and certain cleaning products can shorten that window. We'll give you specific care recommendations after the job so you get the most out of it.

Move furniture off the floors in the areas we're treating. Remove area rugs. Secure pets to a separate room. That's mostly it - we handle the rest. We'll send you a full prep checklist when you book.

We only use commercial-grade water-based finishes - primarily Bona Mega for standard residential work and Bona Traffic HD for high-traffic areas and premium jobs. Water-based finishes dry faster, have lower odor than oil-modified products, and hold up well in Minnesota's humidity swings. We'll recommend the right product for your specific floors.

It depends on the wear layer thickness. Engineered floors with a wear layer of 2mm or more can typically be screen-and-recoated. Floors with less than that, or floors that have already been sanded down in a previous refinish, may not be candidates. Bring us out for an assessment and we'll measure it on the spot.

Yes, and it is one of the most popular reasons homeowners choose full refinishing. Once the floors are sanded down to bare wood, stain can be applied in virtually any color before the protective finish goes on. Going darker is straightforward. Going lighter is possible but requires more prep work depending on the existing color. We walk through stain options with you before the project starts and can show you samples on your actual floor so there are no surprises.

Solid hardwood floors can typically be refinished four to seven times over their lifetime depending on the thickness of the boards. Each full sanding removes a small amount of wood, so there is a limit. Engineered hardwood has a thinner wear layer and can usually only be refinished once or twice, if at all, depending on how thick that layer is. We check this during the estimate so you know exactly what you are working with before any decisions are made.

It will be consistent, but hardwood is a natural material and some variation is normal. Different wood species absorb stain differently, and within the same floor there can be natural grain and color variation that affects how the stain reads. Maple and pine are particularly prone to blotching with darker stains. We are upfront about this during the estimate and can show you a test patch on your floor before committing to a color so you know what to expect.

Light foot traffic in socks is usually fine within 24 hours of the final coat. Furniture should stay off for at least 48 to 72 hours. Area rugs should wait two weeks while the finish fully cures. Putting rugs down too early is one of the most common ways to damage a fresh finish, so we give every customer a clear timeline before we leave the job.
